I will ask you 1 Question- Are there any updates in the house, if so what are they, ok basically 2 questions. Based on your response I can determine the condition of your home.
For example: If it was built in 1970 with NO updates it is most likely in the FAIR category. If it was built 1970 with a complete renovation, new HVAC and new windows, I can fairly assess your home is most likely in the GOOD to EXCELLENT category.
From there, I will pull comparable properties and send you a “LISTING RANGE” based on location, the condition/updates.
- UPPER END of that listing range, you need to do a few small improvements, clean and stage it. We can probably get an offer within 25 days of listing.
- ABOVE the listing range, you will need to do larger improvements and expect it to sit on the market for more than 30 days, and probably have to lower the listing price at least once.
- LOWER END of the listing range, you will need to clean it and stage it, with very little property improvement. Probably get an offer within 15 days.
As you can see, the amount of effort you want to put into improving the property and increase your listing price, and possibly the Days on Market.
