What is a good list price?

Time vs. money is your answer here are a few easy tips to decide.

  • 1-3months: List below market
  • 3-6 months: List just below or at market
  • 6 – 1 year:  wait to list

Listing below market will create a “deal” and bring offers in quickly.

Listing at market will bring buyers that say “wait until the market drops” you may get one or 2 offers at or below market.

Why wait?  Realtors, Agents and Brokers all look at the Days on Market (DOM) or Combined DOM (CDOM) if it has been listed for more than 30 days we ask, “what is wrong with it?”  If we see it has been put on, taken off, put back on we ask, “what is wrong with it?”   Buyers will say, oh the seller wants to much for the house and won’t negotiate.

BUT… be careful about chasing the market.
